House Painters in Bellevue, Nebraska
Nebraska's oldest town is not where you'd go looking for old houses. A few 1850s buildings survive in Olde Towne, but the median Bellevue house went up around 1982. We're about thirty miles west in Ashland, a little over half an hour.
That gap is the useful thing to know here. Bellevue started as a fur post in 1822, but only about three houses in a hundred date to before 1940. Nearly everything you’d hire a painter for went up after the base arrived.
Offutt set the clock
SAC headquarters moved to Offutt in November 1948 and the town filled in behind it. What that left is a long run of low, wide houses: narrow trim, wood soffit and fascia, and kitchen cabinets that were only ever meant to be painted. Seventy-odd years on there are three or four colors stacked up, and the layer that fails first is never the one you can see.
The base still runs the calendar. Families rotate through every two or three years, so much of what people ask us about is inside work with a date on it. Walls that have taken three households’ worth of traffic. Cabinets somebody wants a different color before the next family walks in.
The trees and the bluff
Fontenelle Hills went up from the late 1960s into the early 1980s: split-entries, tri-levels and multi-levels, some on lots over half an acre, many of them backing onto Fontenelle Forest land. Two things follow. Tall gable ends and two-story entry walls, high enough that we bring the boom lift. And a mature canopy that keeps the shaded walls damp, so those elevations go chalky and mildewed long before the rest of the house does.
Out on the bluff it’s the opposite problem. Bellevue sits on loess above the Missouri, and French trappers named it for the view. A lot open to the river valley takes wind, sun and eastern Nebraska hail that a sheltered street never sees. Hail chips paint and opens seams, and what carries a house through the next one is the prep, not a heavier topcoat.
We have not finished a job in Bellevue. The nearest is Omaha: one kitchen taken to black cabinets, one stucco bungalow exterior and its trim, one cedar fence stained. Around Ashland the work runs to the same surfaces this town is full of: wood soffits and fascia, doors and trim, cabinet boxes. Painting out of there since 1981, with a W-2 crew, general liability through American National, and labor and materials backed for three years.
